If you dream of owning your own home but don't know where to start, Community Action Partnership of Suburban Hennepin's homeownership programs can help! Take a look through our "Steps to Buying a Home" that are listed below or go to a Home Stretch workshop.

1. Prepare for Homeownership

This step is the key to successful homeownership. Homeowner education is very important, especially for first-time homebuyers. You can attend one of our Home Stretch workshops which are offered monthly and all you have to do is register by calling 952-933-9639 ext. 281.  The Home Stretch workshops will enable you to:

  • Understand financing options that help low- and moderate-income homebuyers

  • Learn about down payment and closing cost assistance that may be available to you

  • Identify and overcome barriers to homeownership

  • Choose the right type of home and financing for you

  • Learn about the responsibilities of owning a home

2. Decide What is Affordable to You

After you have attended the Home Stretch workshop , we offer one-on-one counseling with our Homebuyer counselors.  Our experienced team will work with your income and expenses, develop a budget or spending plan, and look at credit issues or other barriers to homeownership.  Together, we will develop a realistic plan so that you can become a successful homeowner. 

3. Obtain Pre-Approval for a Loan

We will refer you to a Minnesota Housing Finance Agency (MHFA) lender where you'll receive a pre-approved loan. Pre-approval is applying for a loan and receiving an approved loan amount before you have a purchase agreement.

4. Shop for a Home

Here is where you will search for a home that is right for you. You will also examine different neighborhoods and communities that fulfill your needs.

5. Negotiate and Prepare a Purchase Agreement

This step involves writing a contract that commits to a price under specific terms.

6. Obtain a Professional Home Inspection

This step will provide you with a full assessment of the physical condition of the house and its various systems. We can help link you with a reputable inspector to asses your home's condition.

7. Apply for a Mortgage Loan

If you haven't been pre-approved, you will now apply for a loan. There are a variety of different loan products and financial institutions to choose from. You will need to shop around to find the appropriate mortgage that meets your needs and situation.

8. Purchase Homeowners Insurance

The insurance is necessary to protect your investment from losses and damage to your home. Also, the insurance will protect you against liability from injuries to other people that may occur on your property.

9. Close on Your Loan

This is the final step in the homeownership process. This is where all documents and agreements are signed and the house title is transferred to your name.

10. Move in to Your Home

You have made it through the homeowner process and now all that you have to do is move in. Remember to plan for moving costs and expenses that are related to moving.

11. Maintain Your Home and Investment

CAPSH will continue to offer helpful services through ourHome Rehab and Maintenance program where you will be assisted in deciding which home improvements will not only improve your home but lower you monthly bills.
